Retail vs Insurance

Pricing

Retail and Insurance Claim sales are handled and priced differently, as we will discuss below

Retail Pricing is entirely dependent upon the materials and labor for options you choose for your roof.  The estimate you receive is based on the materials you choose, plus labor, plus expenses, determined by the size of your roof, the number of accessories, and waste margins based on termination locations such as valleys, hips, edges, and ridges.

Insurance Pricing is dictated by the insurance company and their assessment of the needed repairs. EJB Roofing must do multiple inspections, travel to the property multiple times, stay in constant contact with insurance companies and insurance adjusters, and negotiate work performed based on the approved scope of work generated by the insurance companies’ inspection.  We are obligated to negotiate the terms and conditions of the roof replacement based on what the insurance companies deem necessary.  In other words, on the condition the insurance approves a “full roof replacement,” the homeowner must work with EJB roofing to accommodate the conditions set by the insurance company.  We do this for the price that the insurance company dictates, plus the deductible paid by the home owner.

If we assist you in filing a claim with your insurance to replace your roof, the pricing is dictated by your insurance company and non-negotiable.  All funds from the insurance company must be spent to replace your roof to the standard established by the insurance company.  If EJB Roofing assists during the claim process, all retail estimates are therefore void because the specifications of the roof are now outside of our control.  Common additional aspects of an insurance claim that causes the price difference between retail and insurance pricing include gutters, down spouts, window screens, and interior damage.  These are some things that the insurance company may requires to be repaired in order to obtain the recoverable funds.

Integrity limits EJB Roofing from reading and interpreting your insurance policy without the your permission.  Please offer this to your Roof Advocate if you are interested in getting help understanding the terms and conditions of your policy.  We can request one of our public adjusters, who have been trained and licensed to perform this service, to review your policy with you.

Retail Process

  1. Contact: You experience an issue with your roof that leads you to contact EJB Roofing.
  2. Inspection:  We perform an inspection to assess the condition of the roof including type and extent of any damage.
  3. Discuss Options: We will discuss your options with you based on the condition if your roof.  We are certified to provide a variety of brands and colors of the most up-to-date materials available that meet all state codes and last far beyond expectation.  We take great pride in the work we perform, and that we can offer our customers all these services and benefits at a very reasonable price.
  4. Sign Contract, Pay Deposit, & Schedule Replacement: EJB Roofing prefers to sign contracts in person and talk through our roof installation process. This is not necessary with today’s technology, but highly recommended for transparency. The standard deposit amount for EJB Roofing is 1/3 of the total project cost.  Upon receipt of the deposit, your Roof Advocate will work with you to schedule the replacement of your roof.
  5. Installation:  Roofing material will be delivered a day or two before in installation date. It will be stored on the roof and or in a designated spot. We request that a spot be provided for our dumpster or dump truck for fast and easy removal of the old roof and debris. Your house will have minor vibrations while construction is in process. Pets can be sensitive to the process. Poorly hung pictures should be secured. Please make EJB Roofing aware of any concerns before the construction begins. After the job is complete, we pack-up all materials, pick-up trash and run a magnet over the grounds to collect metal debris. There is never a guaranty that 100% that all debris is removed, so please look out for potential hazards for about two weeks. Please let us know if a tool is left behind by one of our crews. Sometimes extra unused materials will be left for pick-up within a few days. If an extended warranty is to be provided, photos will be taken to provide proof of installation standards to qualify the warranty.

Insurance Process

  1. Contact: You experience an issue with your roof that leads you to contact EJB Roofing.
  2. Inspection:  We perform an inspection to assess the condition of the roof including type and extent of any damage.
  3. Options: We will discuss your options with you based on the condition of your roof.  Insurance companies classify certain types of damage as “Acts of God.” If wind, hail, tree, or animal damage occurs to the extent where insurance should cover a significant amount of the repairs, that option will be suggested.
  4. Filing a claim: The claim process has many steps and can sound overwhelming, but your Roof Advocate is pleased to help you through this process. They will assist the customer with filing an insurance claim (15-20 minutes), and will provide pertinent information to the insurance company over the phone during this process (but only with the customer’s permission). Before filing a claim, EJB Roofing will request the customer sign an Agreement & Authorization form that documents permission and expectations of how EJB Roofing will work together with the homeowner and their insurance during the project.
  5. Insurance Inspection: The insurance company will send an adjuster to the property who will perform an insurance inspection. It is the home owner’s responsibility to reach out to EJB Roofing to make them aware of the date and the time of the inspection so a Roof Advocate can meet with the adjuster on the homeowner’s behalf. This is critical because the advocate can provide pertinent information that can support the insurance claim.  It is not mandatory for homeowners to be present during the adjustment inspection, but it is preferred. If there is interior damage, then the home owners is needed to provide access to the property. During this process, please allow your Roof Advocate to speak on the homeowner’s behalf as much as possible. EJB Roofing has years of experience in determining causes and conditions of damage.
  6. First Check & Claim Summary:  The homeowner will be contacted and possibly be issued a first check and Claim Summary by the insurance company. It is important to forward the Claim Summary to EJB Roofing. We are experienced and trained to interpret the terminology in the document and can help the homeowner understand what has been deemed necessary and reimbursable by the insurance company. If EJB Roofing disagrees with the result of the insurance inspection, please allow your Roof Advocate to negotiate, reinspect, or take action to ensure the results that the homeowner is entitled to before cashing any checks from the Insurance company. Cashing the check may be considered acceptance of the claim determination. Also, sometimes this is necessary because a repair has to be attempted on video before the insurance company will authorize further action to determine reparability and feasibility of matching the product. If you owe more than half the value of your home to a mortgage company, the check may arrive to both you and your mortgage company. If this is the case, DO NOT sign the check and send it to the mortgage company, they may mistakenly apply the check to the balance of your mortgage.  Get the mortgage company to sign the check first, then you can sign it and cash it.
  7. Contract: After the insurance claim is established to the satisfaction of EJB Roofing and the homeowners, you get to pick the color of your shingle and let us get to work! We will sign an official contract based on the terms and conditions with the insurance company for your new roof and or any work done within the scope of the insurance summary.
  8. Pay Deposit & Schedule Replacement: The first check from the insurance company, plus the homeowner’s deductible is now paid to EJB Roofing as a deposit for the roof replacement. This money is necessary to put a down payment on the crew and order materials for the job. Your Roof Advocate will work with you to schedule the replacement of your roof.
  10. Completion Documentation: After the project is complete, EJB Roofing submits documentation to insurance company for the work performed. This documentation is necessary for the insurance company to pay the balance of the money needed for the roof replacement. These funds are included in your contract with EJB Roofing and should be paid to EJB Roofing.
  11. Supplements: Many extra expenses are incurred during construction. These costs are requested by EJB Roofing through a Supplement to the insurance company and are not part of the amount originally determined on the insurance summary. EJB Roofing is entitled to this money that they have paid up front to ensure the integrity of your roof.  Whether it is lump sum with the final check or as a separate supplement payment, please ensure that EJB roofing receives all supplement, tarp, and upgrade payments due to them in a timely manner.
